Staging In Order To Sell Your House Quickly And For Top Dollar

Staging is the art of setting up your home to sell using furniture, decorations, etc to make the home more appealing to buyers. Think model homes. When you walk into a model home, it’s got furniture, picture frames, lamps, dishes, tables and even towels in the kitchens and baths. The idea is to give the buyers an impression of their potential future home will look like with stuff in them.

Some people say staging is worth the extra cost. Others say otherwise. For me, I believe it helps houses that are lacking in custom amenities and design in a market where there is high competition.

For instance a house with a custom kitchen with granite countertops, nice cabinets, and high end stainless steel appliances and with nice hardwood or tile floors as well as bathrooms with a designer feel (bowl sinks, upper tier fixtures, custom tiles in the bath and showers) may not need the staging effort. But a plain home with standard looking cabinets, appliances, and fixtures, linoleum tiles, basic white bathrooms…that one may need help with appeal.

There may be a staging company in your area that already have the deco on hand in be able to move them in and prep the home for you. You may benefit from removing your stuff and putting in nicely placed and themed furniture and decorations. I don’t like to see evidence of other people living in a home I’m interested in. Model homes give your buyers a vision of what your house can be like if they owned it. They can sit in the chairs or sofas and imagine themselves “living” in the house as if it was theirs.

You can used your own things as well if you have to stay in the home. Simple things like getting rid of clutter, replacing linens and adding or removing decorative pieces can make a huge difference on the impression you house leaves on prospective buyers. A carpet cleaning, paint touch, and general freshening up can make a big difference.
